LeGrand is another 'no money down' real estate guru who has three
books he sells for $600 each. The deal is that if you buy two
of the books, you can have the third one free... which is a big
deal since then it only costs you $1,195 for the set.
I
always get a big kick out of the prices these guys charge for
their information. Carleton Sheets is less than $200 for pretty
much the same stuff that LeGrand gives you... But LeGrand has
a Grand name and maybe that's what makes it worth so much more.
LeGrand
breaks it down into three books 1) For Sale by Owner 2) Wholesale/Retail
and 3) Lease-Option. Each one of these books could be a chapter
in a normal book... but for marketing purposes, a three in one
deal is one neat little package. But with a price of $1,195 ?
... Yes, a bit pricey I would say.
Ron
advertises that each book is a "Business in a Box"
and stands alone. That may be true, but for over a thousand bucks
one would think that Ron would at least give out with a seminar
where you get to see, feel and touch the personal magic of someone
who has 'done it'
The
one problem I have had with LeGrand's pitch is the 'Fast Cash'
part of the story. I know from personal experience that real
estate will make you wealthy... but it is definitely not FAST...

teaches you how to develop three distinct profit centers:
1.
Down Payment Spread. The difference between the down payment
you paid the seller (if any) and the down payment your buyers
pay you.
2.
Payment Spread. The difference between your incoming payment
from your buyer and your outgoing payment to your seller (from
$100 to $1,000 per month.)
3.
Back End Spread. The difference between your purchase price and
your sale price (from $5,000 to $100,000+).
All
this means that if you buy with a small down payment and sell
the property for more money... then you can get a 1) larger downpayment
than you paid the seller... 2) A larger monthly payment than
you are paying... and 3) A higher purchase than you paid... All
of which contribute to your profit margin...
